38-storey apartment building, Sydney CBD

Taggle worked with Elster, a water meter manufacturer, to help a modern 38-story apartment building more equitably manage the water billing system for the owners.

Located in the heart of Sydney’s CBD, the apartment building provides many facilities for its residents including swimming pool, gym, sauna and various sporting activities. Designed at a time when there was no requirement for individual water meters, dividing the quarterly water bill fairly amongst the apartment owners became a problem. Many apartment owners lived overseas and used their apartment for only a month or two each year and did not want to pay for water they did not use.

We provided a radio-based automatic meter reading (AMR) system to measure both hot and cold water. The project used our MRC-1 transmitters fitted to Elster V100 meters for cold water and ADC-1 transmitters fitted to meters for the hot water. The two receivers, installed on level 8 and level 22, can both read all meters in the building.

The building manager can now access the data and distribute the water usage more accurately to each apartment owner. Hourly water consumption data also helps the building manager quickly identify any water leaks and take immediate action.

Benefits include:

  • user pays – fairness to residents
  • financial incentives for residents to take care of water leaks, such as taps and leaking toilets
  • decrease in water usage by stopping water leaks and overuse
  • helps management monitor overcrowding issues in apartments.
